Prominent Melton Mowbray town centre unit put up for rent

A prominent Melton Mowbray town centre retail unit, which was occupied by WH Smith for decades and most recently by TG Jones, is being offered for rent.

The Market Place property is vacant again after TG Jones ceased trading there earlier this month and it is being marketed by Shoulers & Son for a rental fee of £45,000 per year, plus VAT.

A brochure prepared by the agents say it is considered suitable for ‘a variety of potential commercial uses’, including retail, restaurant or hospitality, café or coffee shop, showroom, leisure, food hall or speciality food, gallery or studio.

Other uses may be possible subject to planning permission or an application to the borough council for change of use.

In their marketing of the unit, Shoulers state: “The property provides an exciting opportunity for an established operator, retailer, hospitality business or other commercial occupier seeking a significant town-centre presence.

"The generous floor area and configuration offer considerable flexibility, with the accommodation lending itself particularly well to retail, hospitality, food and beverage, leisure, showroom and destination-led commercial uses.”

The landlord is prepared to consider proposals from suitable occupiers regarding the length and structure of the lease, the agent adds.

The unit was previously occupied by WH Smith from 1954 and it was rebranded last year to TG Jones after the chain was sold to Modella Capital, the owners of brands such as Hobbycraft.

The company announced earlier this summer it would be closing up to 150 of its 450 stores, including Melton Mowbray.

The closures were part of a restructuring plan to prevent the company becoming insolvent.
