Changes made to plans to convert former Melton pub into 30 flats
Fresh details have emerged over controversial plans to transform a former Melton pub into dozens of flats.
Permission to renovate and extend The King’s Head in Melton Mowbray into 30 one-bedroom apartments and two retail or leisure units on the ground floor was granted in June 2023.

The Nottingham Street building, which dates back to the early 20th century and sits within Melton Mowbray’s conservation area, has stood vacant for several years since shutting in 2018.
Planning documents submitted as part of the original application said the pub was ‘not economically viable to reopen’ and argued redevelopment would secure the long-term future of the building.

However, under a new application submitted to Melton Borough Council, the developer behind the scheme, Greenacres (Frisby) Ltd, wants to make changes to the 2023 proposals.
The latest application advances a new set of drawings to replace the ones which were originally given the green light.
The applicant wants to alter the apartment lay-outs, amend how the frontage will look, and revise the configuration of flats within the development.
The original scheme attracted objections from nearby residents, with concerns raised over the building’s increased height, impact on neighbours, loss of light, design quality and the effect on nearby heritage assets.
However, Melton Borough Council’s conservation officer described The King’s Head as a ‘non-designated heritage asset’ and stressed that materials used in the redevelopment should match the original building, including Welsh slate roofing and timber windows.
The scheme also requires affordable housing provision, financial contributions towards the NHS, waste and library services.
Neighbours have until June 16 to share their thoughts.
