Outline permission has already been given for the scheme on an area of open land between existing housing on Regency Road and the A6006 relief road.

And because two-thirds of the properties will be affordable housing, the developers are now asking Melton Council’s planning committee to remove a Section 106 agreement for them to pay infrastructure costs, including £25,000 towards affordable homes elsewhere in the borough.

The development, which will be accessed via Saxelby Road, would include 20 houses at market value, 25 shared ownership and 10 for rent.

A report to go before members reads: “This application provides on site affordable housing of 64 per cent which is in excess of the policy requirement. “It is maintained by the applicants that this increased level of affordable housing renders the scheme financially unviable if the requirement to pay the financial contributions towards improvements in infrastructure remains.”

Councillors will be recommended to remove the requirement for the applicants - Deeley Group Ltd and EMH Group Ltd - to pay £25,000 towards affordable housing elsewhere.

But they will be urged to retain the agreement for them to contribute towards bus pass and travel pack provision, waste facilities, libraries and secondary education.
